Durham Region Real Estate Market Update - December 2017

Alright! Welcome back everyone! Now that the holidays are behind us and we are under way the New Year, I figured we could go over some stats. Fun! Fun! Right!? 
 
Looks as though the trend will continue. Sellers market is was the story for the entire year and ended on that note.
 

The number of active listings has decreased by 2%. 
 

 
On the flip side, sales were up 7%!
 
While we have LESS listings than last year we also have MORE sales in the same time frame which is 9% difference in supply and demand!
 

 
This is the reason the average selling price has increased 21% year over year!! If you bought a home for $400,000 a year ago, that same home would be worth $484,000 today!
 
Let’s Breakdown Durham Region
 
So what does this mean for your specific area?
 
Pickering has seen an increase of 17% in sales price while listings are down 5% and sales are up 7%.
 
Ajax has actually seen an increase of 19% in values yet listings and sales are both down, 5% and 1% respectively.
 
Whitby had a 20% increase in average selling price while new listings stayed the same and the number of sales increased 6%
 
Clarington saw the same sales price increase as Durham Region at 21% while listings were down 3% and sales increased 5%
 
Oshawa leads the pack in all categories! Sales price has increased 27% while seeing an increase in listings of 6% but more than double the number of sales at 14%!
