Durham Region Real Estate Market Update - January 2017

We’ve seen some pretty unpredictable weather these past couple of weeks! And while nothing beats hibernating on the couch with a cup of coffee and an entire season of your favourite show, hopefully spring will be here before we know it. (Who knows if that groundhog is telling the truth?)
 
Once again, as expected, we have a particularly tight sellers-market in Durham Region, which means that inventory is low, with lots more buyers out there!



The number of active listings in Durham Region decreased by 7.0%, from an already tight sellers-market last year. 



While the number of listings has decreased, sales have increased by 17% as compared to last year – that’s a 24% differential between supply and demand! This has helped push average selling prices up 36% across Durham Region.

Let’s break down Durham Region:
 
So, what does this mean for your specific area?
 
Pickering has seen a 37% increase in average selling price. Listings are down 29% and sales are up 5%.
 
Ajax has seen a 5% decrease in the number of listings but a 31% increase in the number of sales. The average selling price is 34% higher than last year.
 
Whitby had some relief with 5% increase in the number of listings as compared to last year, as well as a 34% increase in the number of sales. Unsurprisingly, the average selling price has increased by 40%!
 
Clarington had a 6% increase in the number of listings, as well as a 20% increase in the number of sales. The average selling price has also increased by 25%.
 
Oshawa experienced only a 1% increase in the number of listings, and an 18% increase in the number of sales. The average selling price has once again seen a large increase, this time by 44%!
