Durham Region Real Estate Market Update - February 2017

Spring is almost here and I could not be happier to put away my snow shovel and make plans for the double-digit weather. But first, the monthly rundown you’ve all been waiting for – February market stats!
 
Unsurprisingly, we still have a tight sellers-market in Durham Region, which means that inventory is low, with lots more buyers out there!
 

 
The number of active listings in Durham Region has decreased by 7.0% from this time last year.
 

 
Although the number of listings has decreased, sales have increased by 6% as compared to last year. While sales aren’t quite as high as last month, average selling prices are up 35% across Durham Region.
 
 
What does this mean for your specific area?
 
Here’s a breakdown of Durham Region:
 
Pickering has seen a 30% increase in average selling price. Listings are down 22% and sales are down 6%.
 
Ajax has seen a 7% decrease in the number of listings, and just a 1% increase in the number of sales. The average selling price is 28% higher than last year.
 
Whitby saw a 2% decrease in the number of listings as compared to last year, but a 16% increase in the number of sales. The average selling price has also increased by 35%!
 
Clarington had an 8% decrease in the number of listings. However, there was a 10% increase in the number of sales, and the average selling price has increased by 33%.
 
Oshawa experienced a 7% increase in the number of listings, as well as an 11% increase in the number of sales. The average selling price saw a large increase at 46%!
